Privacy Policy

This policy explains how Genoa Labs, LLC collects, uses, and protects information in Meridian, the property management software for residential rental owners.
1. Who This Policy Covers
This policy covers property owners, landlords, and their invited team members who use Meridian, the property management software from Genoa Labs, LLC (“Genoa Labs,” “we,” “us”). Tenants do not have Meridian accounts; landlords enter and control tenant information within their own accounts.
2. Information We Collect
We collect the information you provide and a limited amount of technical information needed to run the Service:
- Account information — your name, email, and a password hashed by our authentication provider.
- Property and portfolio information — addresses, unit details, and financial records.
- Tenant information entered by landlords — names, contact details, lease terms, and rent records.
- Financial records — income, expenses, maintenance costs, and renovation budgets.
- Documents you upload — such as leases, receipts, and photos.
- Payment information — handled by Stripe; Meridian never stores full card numbers.
- Usage and technical information — authentication sessions and server logs.
3. How Users and Genoa Labs Share Responsibility for Tenant Data
Tenant records in Meridian are entered and controlled by the landlord. The landlord decides what tenant information to collect and is responsible for its accuracy and for providing any notice or obtaining any consent that the law requires.
Genoa Labs processes tenant data on the landlord's behalf and in accordance with this policy. We do not use tenant records for any independent purpose of our own.
4. How We Use Information
We use information to operate, secure, and improve Meridian; to authenticate users; to process payments through Stripe; to send transactional and service emails when email is configured; to respond to support requests; and to comply with legal obligations. We do not use tenant records for advertising.
5. We Do Not Sell Your Data
We do not sell your data, share it for advertising, or engage in cross-context behavioral advertising. No tenant data is used for advertising of any kind.
6. Payments
Payments are processed by Stripe under its own terms and privacy policy. Meridian stores only billing references such as your Stripe customer ID and subscription status. We never see or store full card numbers.
7. Service Providers (Subprocessors)
We rely on a small set of service providers to run Meridian:
- Supabase — database hosting and authentication.
- Vercel — application hosting and delivery.
- Stripe — subscription payment processing.
- Resend — transactional email delivery, when configured.
8. Cookies
Meridian uses cookies only for authentication and session management. We do not use advertising cookies or third-party tracking cookies.
9. Data Security
We protect your data with encryption in transit, database-level access controls that isolate each account's data, and restricted administrative access. No method of storage or transmission is completely secure, and we cannot guarantee absolute security.
10. Data Retention and Deletion
We keep your data while your account is active. When you close your account, we retain it for a reasonable window to allow reactivation and export, then delete it from our active systems. Residual copies in routine backups are overwritten on our normal backup schedule. You can export your data as CSV at any time.
11. Access and Deletion Requests
To access or delete your account data, contact us at support@meridianpm.app. For tenant data, please direct requests to the landlord who controls that data; Genoa Labs will support the landlord in fulfilling those requests.
12. Children's Data
Meridian is a business tool for property owners and is not directed to children. If you believe a minor's information was provided without authorization, contact us at support@meridianpm.app and we will address it.
13. Changes to This Policy
We may update this policy from time to time. When we do, we will revise the effective date above and, where appropriate, provide additional notice. Your continued use of the Service after an update constitutes acceptance of the revised policy.
